Rocky Hill, Connecticut: Concierge Apartments

The Challenge

In early 2026, Concierge Apartments, a 544-unit multifamily community in Rocky Hill, Connecticut, sustained significant freeze-related water damage across multiple units and building systems. Because the property remained occupied, the project required careful coordination of mitigation and reconstruction activities across numerous areas simultaneously while minimizing disruption to residents. As demolition progressed, additional hidden water and moisture damage was discovered, expanding the original scope of work. The complexity of the claim also required extensive coordination with Sedgwick, the insurance adjuster, and MKA, the carrier's forensic accounting consultant, including detailed invoice reconciliation, cost substantiation, and ongoing RFI tracking.

The Restoration

The restoration included comprehensive water extraction and structural drying, asbestos abatement, demolition and debris removal, insulation replacement, electrical repairs, and full reconstruction of affected units and common areas. Additional work included installing new ceiling tile and insulation assemblies in the parking areas beneath three buildings, installing heat tape on exposed pipes, and completing fire caulking and fireproofing throughout the parking areas. Elite Contracting Group also coordinated subcontractor costs across insulation, drywall, electrical, and general contracting vendors while preparing detailed, Xactimate-based documentation and branded construction proposals to support the insurance claim and approved scope of work.

The Result

The project was successfully completed on schedule, with all affected areas restored to their pre-loss condition. Through coordinated planning, documentation, and execution, the team minimized business interruption for the occupied multifamily community while navigating a complex, high-dollar insurance claim. All required inspections were passed, deadlines were met according to the provided schedule, and the property was returned to full operational condition.
