This project was a warehouse partial roof collapse, caused by a structural column being hit by large equipment, that affected roughly 30,000 square feet.
The conditions were unsafe and the rest of the warehouse had to stay functional throughout, so the damaged area could not simply be cleared. The surrounding beams and structural walls had to be shored before anything came down.
The warehouse itself is over 100 years old. The building practices used originally are not the same as those used in modern structures, which meant the connections between new and old structural members each needed their own detail.
With the surrounding structure shored, the demolition was phased around the parts of the building still in use and carried out with a mix of different techniques suited to each area.
Reconstruction then had to tie modern members into hundred-year-old ones, which is where the unique details between new and old structure were worked out rather than assumed.
The schedule accounted for long lead items, such as the bar joists, which took months for fabrication and delivery. Because potential scheduling issues like these were accounted for on the front end, the project was completed within the original schedule timeline - with the rest of the warehouse operating throughout.
